Gourmet Xchange Developer — CapitaLand Development

Gourmet Xchange is developed by CapitaLand Development (CLD), the development arm of CapitaLand Group. The vendor is CL Savour Property Pte Ltd, the CapitaLand Development subsidiary that won the Kallang Way site at JTC’s Industrial Government Land Sales tender.

CapitaLand Development reports a portfolio worth S$21.5 billion as at 31 March 2025, focused on Singapore, China and Vietnam. Its capabilities run across integrated developments, retail, office, lodging, business parks, industrial, logistics and data centres, and its master-planning and project-execution teams have received the BCA Quality Excellence Award and the FIABCI Prix d’Excellence Award.

In the food and industrial sector specifically, CapitaLand cites more than 5.7 million sq ft of industrial space delivered. Gourmet Xchange applies that experience to a building that has to serve heavy logistics, wet production and a public waterfront at the same time.

How CapitaLand Development won the Gourmet Xchange site

JTC launched the Kallang Way site on 25 June 2024 with an unusual condition: the successful tenderer had to retain the existing three-storey terrace factory and its distinctive gable-end walls and solar fins. The tender closed on 1 October 2024 with four bids; CapitaLand Development announced its top bid the next day, and JTC awarded the site on 20 November 2024 for $368,901,225, describing it as the first IGLS site with adaptive reuse of an industrial building.

The design that followed treats the terrace as an asset rather than an obligation. It becomes the Heritage Terrace, with restaurant frontage on Aljunied Road and the Central Plaza, while the new Xchange block behind it carries the heavy production and logistics. CapitaLand Development and JTC announced the debut of Gourmet Xchange on 5 March 2026; the developer’s own page for the project is on capitaland.com.

Gourmet Xchange and Green Mark Platinum SLE

JTC records Gourmet Xchange as the first strata-titled food development to achieve BCA Green Mark Platinum Super Low Energy. The developer specifies roof-top solar panels, high-efficiency LED lighting targeting over 60% energy savings, PUB WELS 3-tick water fittings, SGBP 2-tick certified materials for over 80% of architectural and landscape finishes, and recycling stations with regular waste audits.
